How it works:

  1. Meet with the Director of Home Rental Operations and Sales to review the program’s content, details, and unit standards.
  2. With the homeowner present, complete a thorough tour of the home to evaluate quality standards and PGA Community HOA guidelines.
  3. Review quality standards guide and program outline. Does your home have quality furniture, granite countertops, stainless steel appliances, flat screen TV’s with cable, Wi-Fi internet services, fully functioning washer/dryer, dishwasher, and basic telephone services? You may not rent your unit or use any third party companies while in our program. Exceptions may be made for reservations already secured prior to joining the rental program.
  4. Jointly sign a rental management agreement.
  5. Let us do the work!

PGA National Resort & Spa will oversee all home rental operational and property management functions. The resort takes full accountability of housekeeping standards, maintenance upkeep/requests, marketing and advertising, while driving occupancy and strong revenue management. This program is a business-partnership that will deliver effective communication through first class owner services and relations. Our Sales and Marketing team utilizes business intelligence to maximize revenues and occupancy. PGA acquires useful data from the state and local county, along with our competitive market research analysis to assist in properly positioning your home to our growing demand of European and Canadian travelers, group business, and the leisure traveling market.

PGA National will devote our Home Rental Team to oversee your rental home. This team will be equipped with seasoned housekeepers, maintenance technicians, and supervisors who inspect the home prior to guest arrivals and upon departures.

PGA Home Rental guests are greeted with open arms at the Front Desk of the main hotel at PGA National Resort & Spa. Here, they will be given their keys, provided resort information and special discounts, and will be given a personal escort to their home rental by a PGA National Resort guest services agent. The agent will assist the guest with finding the location and a brief overview of the Home Rental features.

Revenue Split(Higher percentages favor the homeowner)

Program Fees

Membership

Although memberships are strongly encouraged for each home owner to add value to your home; you are not required to maintain a membership to join the PGA Home Rental Program.

Insurance

You must provide proof of no less than $300,000 in liability insurance.

Taxes

Renters will pay an additional 12% tax for home rental accommodations.

Security Deposit

Tenants will be required to place security deposits down for Home Rentals. Homeowners and PGA will determine amount based on the monthly rate and size of home.

Housekeeping

The PGA Home Rental Team will handle all housekeeping services throughout the tenant occupancy including departure cleaning and unit inspections.

Annual Maintenance

Under this maintenance plan the resort will cover the expenses for light bulbs, AC Filters, patch and paint work, toilets clogs or leaks, remote batteries, outlet covers, pre and post inspections on homes. Any repair needed in excess of $350 will require notification and approval of the property owner. In the event the unit is rented and the repair needs to be immediately resolved for the guest experience; PGA National can perform the repair and inform the owner of what was completed.

Pest Control by Core Pest Control Services*

AC Preventative Maintenance Care*

Homeowners can purchase into a bi-annual packet with HOPKINS AC (cost void if you present proof of existing coverage).

* These services are required and offered through the resort or owners can simply submit their proof of coverage
